How to Make Your Paint Job Last: A San Diego Maintenance Guide

By Cameron Maltby, owner of PB Painting · Updated October 2026

A good paint job is an investment, and a little maintenance can add years to it. Most of the paint failures I see on San Diego homes did not start with bad paint. They started with a sprinkler hitting the same wall every morning, a cracked caulk joint that let water behind the trim, or salt that built up on a railing until it rusted. Here is a simple routine that prevents most of that.

Exterior: a twice-a-year routine

1. Rinse the house

Once or twice a year, rinse the walls, trim and railings with a garden hose. Near the coast this washes off salt that weakens paint and corrodes metal. Inland it removes dust and pollen. Use a soft brush and mild soap on dirty spots. Avoid high-pressure washing, which can damage paint, force water behind trim and, on pre-1978 homes, disturb old lead paint.

2. Check your sprinklers

This is the number one paint killer I see in San Diego. Water hitting walls, wood trim and fences every day breaks down paint and starts rot at the base of walls. Walk the yard while the sprinklers run and adjust any heads that hit the house.

3. Walk the perimeter and look up

Check the south and west sides first, where sun exposure is strongest. Look for:

  • Peeling or cracking paint on fascia, eaves and rafter tails
  • Cracked or missing caulk at windows, doors and trim joints
  • Chalky paint that rubs off on your hand
  • Hairline cracks in stucco
  • Rust spots on railings, vents and the garage door
  • Soft or dark spots on wood, which can mean rot

4. Fix small problems right away

Re-caulk small gaps with an exterior siliconized acrylic caulk. Touch up chips on doors and metal before rust or moisture spreads. If you see bare wood or soft spots, call a pro before it turns into a repair job. Our wood rot repair page explains why.

5. Trim plants back

Shrubs and vines touching the walls hold moisture against the paint and scrape it in the wind. Keep plants at least a foot from the house.

Interior: keeping walls and trim fresh

  • Clean gently. Use a soft sponge with water and a little mild dish soap. Avoid abrasive pads and harsh cleaners, especially on flat and matte finishes.
  • Wait for paint to cure. New paint feels dry within hours but takes a few weeks to fully harden. Hold off on scrubbing during that time.
  • Use the right sheen next time. Kitchens, baths, hallways and kids’ rooms hold up much better in satin or eggshell than in flat.
  • Control humidity. Run bathroom fans during and after showers to prevent mildew and peeling.
  • Protect high-traffic areas. Door bumpers, furniture pads and corner guards prevent the most common dings.

Touch-ups that actually blend in

  • Keep leftover paint, sealed tight and labeled with the room, color, product and sheen.
  • Stir it well. Paint that has settled will not match.
  • Use a small brush or mini roller, and feather the edges.
  • Touch-ups on old, faded paint may not match perfectly. If a wall has many touch-ups, repainting the whole wall corner to corner looks better.

Decks, fences and pergolas

Horizontal and outdoor wood surfaces wear fastest. Sweep decks regularly, keep planters off the boards, rinse off pollen and dirt, and plan on re-staining decks every two to four years. See our deck, fence and pergola pages.

When maintenance is not enough

If you are seeing widespread fading, chalking, peeling on trim or lots of bare wood, it is probably time to repaint. Our guide to how often to repaint in San Diego covers typical lifespans by surface.

Maintenance and your warranty

Basic upkeep, like keeping sprinklers off walls and fixing leaks, also protects your warranty. Our workmanship warranty runs up to 7 years on exteriors with premium paint. Read what a painting warranty should cover and our warranty details.
